Residential property prices rose by 3.6% in the year to April.
That's down from a rise of 4%t in the 12 months to March, according to the CSO.
Prices in Dublin rose by 1%, while they went up by 5.6% outside the capital.
In the midlands, Westmeath has the most expensive average, at €240,000, next is Laois at €230,000, while Offaly was the lowest at €227,500
CSO figures show the median price of a home bought in the 12 months to April was €313,000.
