A new report has found only four counties are offering homes homes below €200,000.
The average home cost just over €366,000 in the 12 months to May.
According to a new report by GeoDirectory, the price of a midlands home was well below the national average, at €244,000.
Offaly offered the lowest average asking price for prospective house-owners at €234,000, followed by €248,000 in Laois and €251,000 in Westmeath.
Longford, Leitrim, Roscommon and Donegal were the only counties with an average price below €200,000.
Dara Keogh - Chief Executive of GeoDirectory - says a number of factors play into the differences across Ireland:
Around 3.5 percent of residential properties in the midlands are vacant.
The GeoDirectory found that's just below the national average of 3.9%.
Westmeath had the highest vacancy rate in the region, at 4.2% - that's followed by 3.7% in Offaly, and 3% in Laois.
The number of derelict properties was highest in the west, with Mayo registering 13.5% of the national total.
