Property prices have increased in the midlands in the last three months of the year,
A new report by daft.ie shows the cost of a house in Laois, Offaly and Westmeath has jumped due to a drop in supply.
House prices have grown by almost 11% in Laois where the average house costs over €192,000.
In Offaly, they're up 10%, with the average home costing €198,000, while Westmeath's has risen by 5.5% - the average is €215,000.
Nationally, prices have risen by 7.4%.
The most recent Daft.ie report shows the number of homes has fallen by 39% in Leinster with less than 3,700 properties for sale - outside of Dublin.
That's down from over 7,000 this time last year.
Author of the report, Ronan Lyons says it's a supply driven increase in prices:
Natrionally, there were 15,400 homes to buy on December 1st - that's the lowest number since August 2006.
